1. Who we are and what this site is
This website is operated by House & Decore ("we", "us"). It is a marketplace with two halves: property listings, where brokers, builders and owners ("property sellers") list homes, offices, land and plots for sale or rent; and a décor shop, where approved makers and retailers ("décor sellers") sell furniture, lighting, soft furnishings and décor accents.
We are not a party to a property transaction. A property is sold or let by its seller, on terms you agree with them. On a décor order we collect the payment and run the order on the seller's behalf; the seller named on the product page is the person selling it to you and issuing the tax invoice.
By using the site you agree to these terms. If you do not agree, please do not use it.
2. Accounts
You may browse without an account. To save a listing, send an enquiry, book a visit, buy or review, you need a customer account, which asks for your name, an email address and a mobile number. You are responsible for what is done from your account and for keeping your password to yourself. You must be at least 18 to hold one.
Sellers hold separate accounts in the property portal or the décor portal, under the seller agreement they accept when they register. A seller account belongs to one vertical and cannot be used in the other.
3. Listings, and how they are reviewed
Every listing is submitted by its seller and read by a member of our team before it appears on the site. Approval means we found the listing complete and consistent with our listing standards; it is not a survey, a valuation, a title check or a guarantee that a property or a product is as described. Please verify a property in person before you commit to it.
When a seller edits a live listing, the previously approved version stays on the site until the edit has been reviewed. A listing may be suspended or removed at any time if it breaks these terms or the law.
4. Enquiries and site visits
An enquiry or a visit request is sent to the seller of that listing with the contact details you give, so that they can answer you. We may read enquiries to keep the platform safe. We do not take part in the negotiation, and any agreement about a property is between you and the seller.
5. Orders for décor
A basket shows today's price; an order is placed when you confirm it and, for online payment, when the payment succeeds. Stock is reserved when you place the order. Each seller in your basket packs and ships their own items, so one order may arrive as more than one parcel, each with its own tracking.
Prices include GST where it applies. Delivery charges, if a seller applies them, are shown on the basket before you confirm. If a price shown was clearly a mistake, we may cancel the affected line before it ships and refund it in full.
6. Payment
You may pay online by card, UPI or net banking through our payment partner, or by cash on delivery where it is offered. We do not see or store your card or bank details; the payment partner handles them under its own terms. A cash-on-delivery order is payable to the courier in full when it arrives.
7. Cancellation, returns and refunds
You may cancel any line of a décor order from the order page until the seller has shipped it. You may ask to return a delivered piece within seven days of delivery, in the condition you received it. The Refund & cancellation policy says how a return is decided and how a refund is made; it forms part of these terms.
8. Reviews
You may review a product you have bought. Reviews are moderated before they are published and may be refused with a reason. A review must be your own honest opinion, must not contain personal data about anyone else, and must not be paid for or written for a competitor.
9. What you may not do
- Post a listing, review or message that is false, misleading, abusive, unlawful, or that infringes someone's rights.
- Use the site to contact sellers or customers for any purpose other than the listing in question.
- Copy, scrape or republish listings, photographs or text from the site.
- Interfere with the site, try to reach data that is not yours, or use another person's account.
We may suspend or close an account that does any of these.
10. Content and intellectual property
Listing text and photographs belong to the seller who supplied them, who grants us the right to display them on the site. The site's own design, text and software are ours. You may use the site to look for, buy or list a property or a product, and for nothing else.
11. Our liability
We run the site with care, but we cannot promise it will always be available or free of errors. We are not liable for a property being other than described, for a transaction you make with a seller, or for any loss that was not a foreseeable result of our breaking these terms. On a décor order our liability to you is limited to the amount you paid for that order. Nothing in these terms limits a liability that cannot be limited under Indian law, including under the Consumer Protection Act, 2019.
12. Complaints and the grievance officer
If something has gone wrong, write to us through the contact page. Complaints that are not resolved there may be sent to our grievance officer, whose details are on the contact page; a complaint is acknowledged within 48 hours and answered within one month, as the Consumer Protection (E-Commerce) Rules, 2020 require.
13. Changes to these terms
We may change these terms. The date at the top of this page is the date the current wording took effect; a change that matters to an existing order will not apply to it. Continuing to use the site after a change means you accept it.
14. Law and jurisdiction
These terms are governed by the laws of India. Disputes are subject to the exclusive jurisdiction of the courts at Surat, Gujarat, without prejudice to your rights under consumer protection law to approach the forum nearest to you.
